How The Wrong Agent Can Be Costing You Thousands
In today's market, putting a for sale sign in the front yard isn't enough anymore. You need to advertise where the customers are. We understand people don't go to Facebook to buy a home. But we know the people who are buying homes are on Facebook.
Nowadays people start their home search online. First impressions matter! Have you searched for houses online only to find bad listing photos? Below is a real listing that I pulled from our local MLS. What on earth was this agent thinking? More importantly, how did he think these photos would reflect on his client's listing? Sadly it only took me less than 10 minutes to find these photos. It's no wonder this house has been sitting on the market for almost three months.
One of the services this agent failed to provide his seller was a thorough home seller consultation. During the consultation the agent would have walked the entire property with his seller to discuss what improvements and repairs, if any would be made to help increase the selling price. He would provide him with a seller checklist "How to Prepare Your Home For Sale." He could have told the seller that by packing away several of his personal items and removing unnecessary items, the home would appear clutter free, brighter, more open and spacious, thus, the photos would reflect better on the MLS. The MLS (Multiple Listing Service) is the website directory where real estate agents add their new listings. These listings are then picked up by Zillow, Trulia, Realtor.com, Homes.com, etc. This agent is doing a great disservice to his client by taking the photos himself and not hiring a professional photographer.
High quality digital photos and high definition video displayed on social media is an excellent way to advertise your listing. The quality of your advertisement media is a reflection on your home. Here is an example of our marketing and how it is netting our sellers MORE money than the average agent. Here are just a few photos of one of our listings. We asked our sellers to get it "show ready" by pairing down and boxing up items that they were going to be packing anyway.
